How this is calculated
Operating expenses = fixed operating expenses + percentage-based operating expenses
Maintenance is operating expense; CapEx reserves remain separate.
Why it matters
Consistent expense classification keeps NOI comparable and prevents financing or capital items from being mixed into operations.
